This month Autumn stopcock, cylinder and outside-tap checks are running before the first cold snap — two morning windows are still open this week. Ask for a window

Domestic & light commercial plumbing

Water where you want it. Nowhere else.

Sageloom takes on leaks, blockages, tap and cylinder work and full bathroom fitting across the Loomvale district. Nothing is cut until the fault is found, and nothing is fitted until the price is agreed.

  • Emergency Morning slots held back daily for water that will not stop
  • Repairs Booked into the next two working days
  • Installations Surveyed first, then quoted in writing

Start here

What is happening right now?

Three routes, three different responses. Pick the one that matches what you can see or hear, and you will know what to do before anyone arrives.

Route one

Water is running and will not stop

Close the internal stopcock — usually under the kitchen sink or beside the meter — then open the cold tap to drain the pipe. If water is near a light fitting or consumer unit, switch that circuit off before you mop.

What we doEarly slots are kept free each weekday for uncontrolled water. Tell us which floor it is on and whether the stopcock turned.

Route two

A drip, a damp patch or weak flow

Put a bowl under it, take a photo of the joint and note whether it drips constantly or only when a tap or appliance runs. That single detail usually separates a worn washer from a failing seal behind the wall.

What we doBooked into the next two working days, with a two-hour arrival window confirmed the evening before.

Route three

New taps, a bathroom or a re-pipe

Planned work starts with a look at what you already have: pipe runs, pressure at the highest outlet, and whether the existing waste can take the fitting you want. Bring product links if you have already chosen.

What we doSurvey, written quote with a parts list, then an agreed fitting date — no deposit taken before the quote is accepted.

Services

Work we take on

Wet work on copper, plastic and compression fittings in houses, flats and small commercial units. Gas appliances and sealed heating systems are referred on to a registered engineer.

01

Leak tracing & repair

Finding the source before opening anything up — isolating circuits, pressure-testing sections and reading the meter with everything closed. Repairs range from a re-made joint to a short section of replacement pipe.

Half-day typical

02

Blocked sinks, showers & waste

Traps stripped and cleared by hand first, then rodded or drawn through if the blockage sits further along. Old waste runs with poor falls are flagged rather than cleared again in six weeks.

Single visit

03

Taps, valves, cisterns & ball-valves

Dripping mixers, seized isolators, running overflows and cisterns that refill on their own. Washers and cartridges carried for common ranges so most of these finish in one visit.

1–2 hours typical

04

Bathroom & shower-room fitting

Strip-out, first fix, tiling coordination and second fix. We sequence around the tiler and electrician so nobody is waiting on a wall that is not ready, and the room is watertight before it is grouted.

5–9 days typical

05

Hot water, cylinders & pressure

Weak showers, cylinders that run cold halfway through, noisy immersion heaters and failed expansion vessels. Flow and pressure are measured at the worst outlet in the property, not the nearest one.

Survey first

06

Pipework, re-plumbs & outside taps

Replacing lead or failing galvanised runs, re-routing pipe around an extension, frost-protecting a loft run, and fitting garden taps with a proper double-check valve and isolator inside.

Quoted per run

Method

How a visit runs

The same four steps whether it is a washer or a whole bathroom, so there are no surprises on the day.

Tell us what you can see

A short description and a photo are enough. We reply with what it most likely is, what it might involve, and how soon we can be there.

A window is confirmed

You get a two-hour arrival window the evening before, and a message when we set off. If a job over-runs, you hear from us before your window, not after it.

Diagnosed before anything is cut

Isolate, test, then open up — and only where the fault actually is. If the repair turns out to be bigger than the call suggested, we stop and re-price before continuing.

Tested, tidied and written up

Joints run under pressure while we watch them, floors go back, waste leaves with us, and you get a note of what was replaced and what to keep an eye on.

Workmanship

Parts you can live with

Cheap valves are the reason people call a plumber twice. We fit components that can be serviced later, and we tell you when the budget option is genuinely fine.

  • Serviceable over sealed. Isolators before every appliance and tap, so the next repair is a ten-minute job rather than a house-wide shutdown.
  • Named brands, named prices. Quotes list the actual fittings, not "materials". If you would rather supply your own, we will fit them and say so on the paperwork.
  • Pipework left readable. Runs are clipped, labelled and photographed before anything is boarded or tiled over, and the photos go to you.
  • Twelve months on our labour. If a joint we made fails within a year, we come back and re-make it at no charge. Parts carry their own manufacturer cover.

Questions

Before you book

The things people actually ask on the doorstep, answered properly.

How do I turn the water off in a hurry?
Look for the internal stopcock first — most often under the kitchen sink, sometimes in a downstairs cupboard or near the meter. Turn it clockwise. If it is seized, a combination boiler system can usually be isolated at the valves under the boiler, and a tank-fed system at the gate valve in the airing cupboard. It is worth finding and freeing yours on a calm day rather than at midnight.
Will I know the price before work starts?
Yes. Repairs are priced on the doorstep once we have looked, before any tool comes out, and installations are quoted in writing after a survey. If something hidden changes the job — a rotten joist, a pipe buried in screed — we stop, show you, and agree the new figure before carrying on.
Do you charge to trace a leak you cannot find?
Tracing is charged by time, because that is the honest way to price detective work. In practice most domestic leaks are found within the first visit. If the trail points somewhere we cannot reach without specialist equipment, we say so, stop the clock and tell you what the next step costs before you commit to it.
Can you fix a leak behind tiles without destroying the wall?
Usually. Where there is access from the other side of the wall, from below, or through a cupboard, we take that route first. If tiles genuinely have to come off, we lift the smallest number we can, keep any that survive, and tell you before we start how many are at risk. Matching old tiles is rarely possible, so it is better to know beforehand.
What happens if the part is not on the van?
Common washers, cartridges, isolators, traps and compression fittings are carried as stock, which covers most repair calls. For anything unusual we make the system safe and usable where we can, order the part the same day, and return without a second call-out charge.
Will you take over a job another trade left unfinished?
Often, yes — but we survey it as a new job rather than assuming the existing work is sound. We will tell you plainly what can be kept and what has to be re-done, and we only guarantee the parts we install ourselves.
How much notice do you need for a bathroom fit?
Two to four weeks between the accepted quote and the start date is typical, mainly so sanitaryware and any special-order items arrive before the room is stripped. Rushing that step is how bathrooms end up unusable for a fortnight waiting on a single delivery.
Do I need to be home for the whole visit?
Only at the start and the end. We need someone to show us the problem and to see the finished work tested, but not to sit through the middle. For longer installation days we agree access arrangements in advance.

A few lines is plenty. You will get a reply with the likely cause, what it usually involves, and the next window we can offer.

We reply here — usually the same working day.

No deposit is taken at this stage, and nothing is booked until you confirm the window we offer.
